In my last blog post I mentioned ZoomProspector.com and discussed how Oconee, GA was in a unique position as not only being a great place to live, but also a great place, due to a highly educated workforce, to relocate.
Let me take you a little north of Athens to Jefferson Georgia where growth in a small town has no boundaries. Where even if the rest of the country is in recession, Jefferson has apparently not been in formed. According to ZoomProspector.com, Jefferson has a job growth rate (2000-2008) of 83.2% (52.7% in Jackson Co.) and an unemployment rate of 3.9%, which is well below the state unemployment rate. Household median income is at $51,617 which is almost Oconee(esque).
Jackson County as a whole has a population of 60,000 people and a labor force of almost half that many. While the populace does not rank high on bachelor degrees or higher, more than 7 in 10 have finished high school or better. There are 37 Universities and 22 Airports in the county +/- 50 miles, and the average commute is only 28 minutes.
As I have mentioned in my blog several times this year, both Jefferson and Jackson County as a whole hold the distinction of being the only areas in our Greater Athens service area that have had an increase in sales for 2009 as compared to year over year numbers from 2008.
These are probably the best buying conditions in 30 years! If you would like to search the Greater Athens MLS please take a look at listings in Jefferson, Nicholson, Commerce, or Athens today!
