A Jumbo Problem…in Housing

The jumbo mortgage market has been severely restricted, with soaring interest rates and limited availability, and these
problems are affecting the entire housing market. According to insights from NAR research, sales of homes priced above $750,000 have stalled and inventory has climbed from 18.7 months in 2007 to 41.1 months in 2009.images

While mortgage rates on conforming loans up to $417,000 are near 50-year lows, jumbo loans currently carry unusually high interest rates. In many cases, wary lenders with overly stringent credit standards add to the problem by treating jumbo loan applicants with high credit scores and sizeable down payments as higher risks than buyers in the conforming market who have lower credit scores and less money available.

Jumbo Loans for Median Homes

Many people assume jumbo loans are for the wealthy, but in some areas of the country these loans are for median priced homes. As a  Realtor®, from my perspective the jumbo loan market has thankfully only affected high end local real estate activity.  Therefore the jumbo market has not impacted the general buyer in their home search in our market where the median priced home is $153,000.

Sales are down in terms of shear numbers, to be sure, but where our overall market is off year to date roughly 42 percent compared to this same time frame a year ago, sales of jumbo homes have decreased from 59 sales last year to 25 thus far in 2009 for a 58 percent decrease.

When will the turn around come for the jumbo home sales?   When jumbo mortgage products are not priced out of the market.

Home Sales are Up for Two Consecutive Months

According to Inman News, housing inventory levels fell from April to May (down to 9.6 months) across the nation.  Most people in the industry consider four to six-months supply of homes a good balance between supply and demand.Sales of existing homes were up 2.4 percent last month according to the NAR, and we have now seen for the first time since 2005 that sales have increased in two consecutive months. 

“Distressed properties accounted for 33 percent of sales, down from 45 percent in April and just over half in March, but continue to “downwardly distort” the median home price,” the NAR said.

“In the past month, stories of appraisal problems have been snowballing from across the country with many contracts falling through at the last moment,” NAR Chief Economist Lawrence Yun said in a statement. “There is danger of a delayed housing market recovery and a further rise in foreclosures if the appraisal problems are not quickly corrected.”

After Weeks on the Rise, Mortgage Rates Finally Drop reports Zillow

interest ratesZillow reports that the weekly average rate borrowers were quoted on Zillow Mortgage Marketplace for 30-year fixed mortgages decreased last week to 5.58 percent, down from 5.72 percent the week prior, according to the Zillow Mortgage Rate Monitor, compiled by leading real estate Web site Zillow.com. Meanwhile, rates for 15-year fixed mortgages fell to 5.01 percent from 5.18 percent, and 5-1 adjustable rate mortgages remained flat at 4.73 percent

Possible Expansion of First Time Home Buyer Tax Credit

At my link to the NewsVine I just posted a seed to a link from U.S. News and World Report entitled, Will the $8,000 First-Time Home Buyer Tax Credit Expand to $15,000?.  Johnny Isakson is at it again.  Last February when the stimulus bill got stalled in Congress, Isakson took the opportunity to get his idea for a $15,000 break for every new home buyer passed through the Senate.  The House wouldn’t have it and the resulting $8,000 credit that did get passed was to many first time home buyers that I have spoken with, not enough motivation to take the plunge into home ownership. So now that you thought you knew what was going on, the rules may be changing, again.

In addition to increasing the credit from $8,000 to $15,000, additional details are as follows;

  • Extending the tax credit deadline into the middle of 2010.
  • Making the benefit available to all home buyers
  • A tax credit to $3,000 for borrowers who refinance.

Appraisal Nightmares Anyone?

A general dissatisfaction regarding appraisals is seen across the landscape in America through the myriads of seething Real Estate agents, closing attorneys, and mortgage consultants. Minimal appraisals, often by a non-local appraiser, are killing contracts at the last moment.undervalued real estate

Due to a rash of recent appraisals coming in lower than the contract price, real estate transactions are requiring either a renegotiation, thereby guaranteeing a delay to get to closing, or a backing-out on the deal. If the contract price does not match the appraisal, then the buyer has to come up with more cash to close the transaction to make up the amount that the lender will not fund.

According to the NAR, the problem has began to spike following the implementation of a new appraisal rule arising from the New York State Attorney General’s lawsuit against Federal Housing Finance Agency, the regulator of Fannie and Freddie. If lenders want to sell the newly originated loans to Fannie or Freddie, then the loan must abide by the new rule that favors using Appraisal Management Companies (AMC), many owned directly by large banks

appriaslasMany of the properties that we see, once under contract and in the closing process, are being appraised against non-comparable property sales. Homes that are not “distressed sales” are being compared to “distressed homes,” and improvements and upgrades to the subject home are not being considered. This is due to a lack of good comparables that exists today due to a reduction in the number of homes sold in the past year.

The NAR says the appraisal problem is serious. “Lenders are using appraisers who may not be familiar with a neighborhood, or who compare traditional homes with distressed and discounted sales,” he says. “In the past month, stories of appraisal problems have been snow balling from across the country with many contracts falling through at the last moment. There is danger of a delayed housing market recovery and a further rise in foreclosures if the appraisal problems are not quickly corrected.”

NAR President Charles McMillan says appraisals are one of the key issues. “To maximize the potential for a housing recovery and subsequent economic recovery, we need realistic appraisals that are based on proper comparisons and done by a local specialist,” he said.

Summer In Athens, GA; What’s Selling

Could you tell?  Summer officially started yesterday.  Summer “selling season” has been in full bloom for the past month.  What’s moving out there?  Well over the past four weeks (through June 22nd) homes in the $200,000-$249,999 price range have been moving the fastest in Athens, up 33 percent over the previous month.  Also, investors are snapping up homes in the $80,000-$89,900 price range at the tune of a 400 percent increase in the last 30 days over the previous month! 1020_brookshire_court_MLS_HID511387_ROOMexteriorfront

According to Trulia.com in their most recent weekly market report for Athens, “There are currently 2,089 resale and new homes in Athens on Trulia, including 231 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Athens GA was $229,357 for the week ending Jun 10, which represents a decrease of 0.3%, or $588, compared to the prior week.”

Sold my House in Athens, GA FSBO

This was a proud seller “friend” of mine who spouted the statement that has now become my title.  Not only was he overheard saying this once, but every Sunday when I saw him in Sunday School.  Not only that, but every time you pass him by you overhear him still proudly proclaiming his good fortune to another hapless listener who got cornered while also on guard duty at the church nursery.  Yes, that is correct.  We are not discussing worshipping God at the local Church these days.  We are proudly boastful of how through Craig’s List we did the impossible and sold our home FSBO with no help from anyone, including a dreaded Realtor.images

What is interesting is that this week the paper listed the sale of his home.  He sold his lovely home in Athens for $305,000.  Did it on Craig’s List I have heard tell!

So I had to look into this.  Had to out of curiosity to see if this “friend” is correct.  Did he get an all time great deal on the sale of his home?  Is the profession where I feed my children, all four of their little mouths, at the expense of home owners who could, nay “should,” according to this “friend” find their buyer without the help of  a Realtor!

After look up his home, the one he sold on “Craig’s List,” at the Oconee Tax Assessor’s Office online, I found that his home was worth $342,500.  Now if you live in Athens-Clarke, I would say your personal tax appraisal is a bit high.  In Oconee, from my experience, it is pretty close to “fair market,” whatever that means now a days.  My next step was to do a Current Market Analysis on sold homes in this particular upscale Oconee subdivision.  Thanks to the local Athens MLS, I took listing and sales data going back a year from today.  What I found was the following;

Now,  if there was the traditional 6% commission for a listed property by a Realtor, the lowest selling price ($335,000) would be reduced to $314,900.  The highest and average selling prices would be, after commission, $376,000 and $335,266 respectively.  Now with that said, I don’t personally set up listings with my seller clients at a 6% commission.  I believe in a Win-Win scenario for all parties.  If you are selling, email me and we can talk.

In all, my “friend” got $305,000 for the sale of his home.  I think after looking at solds in his subdivision, our local Donald Trump left between $9,900 – $71,000 on the table by not hiring a real estate broker to represent him.  Let’s just be fair and take the average.  It cost him $25,266 to sell it himself, and we haven’t even touched how long it took him to get a buyer.  I have another “friend” who has held an Open House at his FSBO for the past year each and every weekend.  Yes, each weekend for a solid year, and is still doing it the old fashioned way with no success.

There are DIY’rs out there and that is fine.  I just think that too many times we start out incorrectly with the assumption that if we don’t pay someone to assist us, we make more or net more for ourselves.  Many times that is just not reality.

Mortgage Rates Drop this Week

According to Freddie Mac, the 30-year fixed-rate mortgage averaged 5.38 percent for the week ending June 18, 2009, down from last week when it averaged 5.59 percent. This is still a far cry from last year when the 30-year fixed rate mortgage averaged 6.42 percent.images

The 15-year note was also down this week, averaging 4.89 percent. A year ago at this time, the 15-year note was a lofty 6.02 percent.

“Reports of benign inflation figures reversed the upward trend of mortgage rates this week,” said Frank Nothaft, Freddie Mac vice president and chief economist. “The producer price index rose only 0.2 percent in May, roughly a third less than the consensus forecast and the consumer price index increased by just 0.1 percent. Moreover, the 12-month drop of 5.0 percent in producer prices was the largest since 1949 and the 1.3 percent yearly decrease in consumer prices the biggest since 1950.”

“It’s still too early to tell whether the decline in housing market activity has hit bottom yet. The prior three-week run up in rates for 30-year fixed mortgages, which amounted to over 0.75 percentage points, is starting to slow homebuyer demand, at least temporarily. Mortgage applications for home purchases fell for the first time in four weeks, slipping 3.5 percent for the week ending June 12th, according to the Mortgage Bankers Association. In addition, although new construction of one-family homes rose for the third consecutive month in May by 7.5 percent, and the National Association of Home Builders reported that homebuilder assessments of market conditions in June and for the remainder of this year had weakened.”

Winder, GA Real Estate Market Trends

According to Trulia.com, “The median sales price for homes in Winder GA for Mar 09 to May 09 was $121,000. This represents an increase of 0.7%, or $846, compared to the prior quarter and a decrease of 1.1% compared to the prior year. Sales prices have depreciated 5.4% over the last 5 years in Winder.winder

The average listing price for Winder homes for sale on Trulia was $161,729 for the week ending Jun 10, which represents an increase of 0.9%, or $1,447, compared to the prior week and an increase of 2.1%, or $3,289, compared to the week ending May 20. Average price per square foot for Winder GA was $70, a decrease of 12.5% compared to the same period last year.”

The positive that one can see from this is that sales were off “only” a fraction of what the media projections were for the past year across the nation.  Also, the numbers of sales were up 20.8%.  A correction in sales price (5.4% in last 5 years) and a sudden increase in numbers of sales bode well for the town and could be a call to a bottom in Winder.

Compare this to Athens, GA for example where we have maintained average and median sales prices but days on market have increased 10% and numbers of sales have decreased by another third looking at year over year homes sold in Athens-Clarke.

Bogart, GA Market Trends and Real Estate for Sale

It is funny to me when I read these figures, but little Bogart the small town place of my youth, GA has become “the place to live” around Athens.  One of our highest priced zip codes in Oconee County, GA, right outside of Athens.  According to Trulia.com, “the average price per square foot for Bogart GA was $144, an increase of 0% compared to the same period last year. The median sales price for homes in Bogart GA for May 05 to Jul 05 was $430,000 based on 1 home sales. Compared to the same period one year ago, the median home sales price increased 0%, or $430,000, and the number of home sales increased 0%.”

“There are currently 480 resale and new homes in Bogart on Trulia, including 25 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process.”  This represents a “distressed sales” rate of only 5.2%.  Minute in comparison to the national foreclosure rate which is over 40% of homes sold in recent months. ”The average listing price for homes for sale in Bogart GA was $312,535 for the week ending Jun 10, which represents a decrease of 0.2%, or $659, compared to the prior week.”
